The Fort stands tall in our range, with a maximum exterior height of 3 metres and a bold apex roof. Offset corner glazing and classic SIP construction make this the perfect solution for a versatile, light-filled garden room you can use all year round – as a home office, studio, gym, or retreat.

Striking 3m apex design: More usable internal height and a dramatic exterior presence.
Offset corner glazing: Stylish and practical for light, privacy and flexibility.
All-season comfort: Thick SIP panels and EPDM roof keep you comfortable in every weather.
Custom cladding: Choose Thermowood, British Cedar or Western Red Cedar – mix walls as you wish.
Permitted development friendly: Under 3m at the apex when positioned 2m from boundaries.

Glazing & Cladding Options

Cladding: Thermowood, British Cedar, or Western Red Cedar. Clad all four walls as you wish or mix-and-match (get in touch for a custom quote).
Glazing (standard): 2800mm aperture – choose sliding patio doors or French doors with two glazed side panels.
French doors style: D1 – French doors with two side panels
Sliding patio style: D2 – Sliding patio door with two side panels
Glazing upgrades: Aluminium, bi-fold, extra windows, custom layouts available (ask for a quote).

FAQs

Do I need planning permission?
Most garden rooms do not require planning permission if located 2m from boundaries and under 3m high, but check with your local authority.

What’s the difference between the kits?
Shell, External, & Internal includes everything for a finished room including MDF internal wall finish. Shell & External provides structure and external finish, ready for your own internal fit out.

Can I customise doors, glazing, or cladding?
Yes – you can mix cladding types, add extra windows/doors, or upgrade to aluminium or bi-fold. We'll quote for your preferred spec.

Is installation available?
Yes – professional installation is available in select regions.

Delivery Policy – Large Garden Room Kits

Delivery method: All garden room kits are delivered by large truck (up to 18 tonne). Please ensure your site can accommodate vehicle access.
Kerbside delivery only: The driver will position the vehicle as close as possible to your property entrance, subject to parking/access restrictions.
Unloading: The driver is not responsible for offloading. Please arrange at least two able‑bodied people to unload components on the day of delivery.
Access requirements: If access is restricted (narrow lanes, low bridges, weight limits), let us know in advance so we can confirm feasibility.
Delivery day: You’ll receive your delivery date in advance. Someone 18+ must be present to receive the goods, assist with unloading and sign for the delivery.
Missed delivery: If delivery can’t be completed due to access issues, no one present, or unloading not arranged, a re‑delivery charge will apply.
Inspection: Please check for visible damage before signing. Report any issues within 48 hours of delivery with photographs.
